Since he approved the dogs, he can't cancel the lease without both of you agreeing to do so. Neither one pays any type of lease break penalty. If wants you out and you don't want to move, he can offer you incentive to move, like paying moving expenses. If he wants you out and you don't want to go, you can choose to stay in the lease.
Unless the wife gave you a 24 hr notice to enter to hang the curtains or unless you live in one of the few states that does not require one THEY are the ones that broke the law here not you. Only a complete moron goes into a house they know has big dogs without the dog owner being present. I do not care how friendly the dog is even chihuahua will protect its territory when the owner is not home. His violating your dog's territory does not make them dangers it makes them DOGS!
He has no legal grounds to evict you or the dogs that he already legally agreed to. Let the judge tell him not to be a moron.
I say hold your ground. The dogs are covered by the lease.
the negligence/paranoia of the l/l's wife is solely her own.
You are being more than reasonable. The landlord is the one acting like an @ss.
I spoke with my landlord before I moved in about the fact I have 2 large dogs. The dogs are on the lease, he even has their names, license numbers, and rabies tag number. I have two neapolitan mastiffs. One is about 180lbs the other is about 160. I've rented a farm house with an enormous yard. These dogs are absolutely harmless and impeccably trained (I'm not mistaking that with incapable of biting).
About 2 days after I moved in his wife came in to hang curtains. She strolled in and was hanging curtains and one of the dogs came into the kitchen and sat there startling her. The dogs didn't bark at all. Apparently, she stood on my kitchen counter for the next 2 hours (both of the dogs fully capable of reaching her anywhere on the counter) until he came over and found her. He locked the dogs in the bedroom before he left.
Now he is trying to order me to get rid of the dogs because they are "dangerous". I've told him I know of another place and if it is available, I'm willing to take it if he agrees to pay my moving expense and terminate the lease in writing. He doesn't want to let me out of the lease and claims I mislead him about the dogs. Which I didn't. If he doesn't agree to pay the expense and let me out of the lease, I'm staying put until a judge tells me otherwise.
