$774/ mo is still a really good price for a new construction apartment especially with the added covered parking! Depending on size you could easily pay $900 and up for a place like that in many areas. My bf pays $950 for a 2 bed in a nice building with no covered parking
Nothing you can do, unless there's something in the lease specifically banning all forms of paid parking. After all, there's still free parking available. Either pay or use the free parking that you said will still be available. If you're getting such an amazing price, why does an extra $70 matter so much anyway? I wish my apartment complex had designated parking spots!
They have every right to do that. look at it this way, you will never have to look for a parking spot or if you do find one a long way from your apartment, and will help protect your cars from the elements. I don't know if you'd get an insurance discount. But then why do you need 2 cars? sounds from your post that you are single.
You have to weigh the options out. Personally that extra cover may actually translate to less money on your insurance premiums if you have covered parking plus you get a spot because there is protection from wear and tear from the elements and less chance of a claim. If you really like the place and you think about it as $774 for rent total but you get a discount from your insurance company, it's not a bad deal.
Nothing you can do about it...period. Since there is nothing in the lease guaranteeing you free parking or even access to parking, this is totally legal. Additionally, this is likely based on the homeowners or condo association changing its bylaws, which would not be the responsibility of the specific landlord.
Unless your lease says something like "guaranteed" or "reserved parking" you don't have a leg to stand on in this fight.
"There is nothing in the lease that says anything about paying for parking." Right there, it doesn't say and it doesn't not say it. They can't go up on the rent due to the lease being in play but they can charge fees for amenities that were not there when you first moved in.
That is a common extra fee. If you don't want to pay, you can try to find one of the few non-assigned spots each day that's not used.
Unless your lease guarantees you free parking, there is nothing you can do about management charging for dedicated spots.

I moved into these nice apartments last November! brand new affordable price apartments. 704$ a month I thought was an amazing price! This past month they started building these car ports and charging 35$ a month for people who wanted to have a designated parking spot! I thought this was fine since they stil had a lot of free parking spots for renters. Today I just noticed they are taking up a lot more parking spots.. I called the employees of the apartments and they told me 75% of the parking spots will be taking up so only 25% will be free parking. That means I will be paying 70$ a month just to park my two vehicles if there's no free parking. I was wondering if they could do this? There is nothing in the lease that says anything about paying for parking.. If it was 35$ per car a year!! that would be way different! please I need advice..
