Buying a pit-friendly place?

Posted at: 2015-03-04
If you buy a place, you can usually have any type dog you want. Just make sure that your city or housing association don't have breed restrictions. But, whether you want to hear it our not, it is going to be very hard for you to be financially prepared in a year to buy a home.

Renting is going to be hard, but you can probably find someone who will rent to you.

Good luck with this. It's going to be a tall order, but work hard and you'll get what you want.

Your biggest problem is home owners insurance. You can't get it if you have dangerous dogs, and most lenders will require that you have insurance until the house is paid off. You will not be covered for fires or anything with a pit bull on the property. Even if you fraudulently deny the animals, if you make a claim they will investigate and of course not have to pay anything.

As far as the money part goes, when buying you have to show you have had your income for at least 2 years on your income tax returns. If you aren't planning to work until 2015 it will be 2017 before you can buy unless you can pay it all in cash.

You say buy but you seem to be talking about renting. They are 2 very different things.

It will be next to impossible to find a place to rent with 2 pit bulls. Most places that do allow dogs these days only allow dogs 25 lb or under so finding anyplace that will even take a big dog at all is really hard. Then you have the pit issue. Most places that will allow bog dogs have the breed restrictions. There is no way to search for breed restrictions. All you can do is search for places that allow big dogs then you have to call each one & ask.

If you do indeed intend to purchase a home then the only breed restrictions you have to deal with will be with buying home owners insurance. The main reason most rentals do not allow pit bulls is that the insurance companies jack up the prices to insure the entire property. So you should be able to get insurance but it is going to cost you a boat load more.

I doubt your going to be able to buy a property if you just stared working most loan offices want you to have income of a least 2 years so you will probably end up renting.Its hard to find any place that will rent with aggressive dogs because the owner of the property has to pay a higher insurance rate if they allow them .You best bet is to try and stay where you are until you been employed a little longer then maybe you can try for a loan

With no job now, you will not have enough money or job history to buy a house in one year unless you inherited LOTS of cash. {A banker or realtor could fill you in about your financial needs.} You should be looking for a house to rent (if you can afford it). Most other places are not pit bull friendly at all.

... and that's the truth. P S If my neighbor had a pit bull, I would get a gun, and keep it loaded. {But do not worry. It would be a friendly, well-trained gun.}

EDIT: Now I see why you put in the comment about not living in a van (after reading Rob's answer). But he is wise, and he could well be right. I suggest you fix your problems at home. And PLEASE do not get your girlfriend pregnant.

You say "buy" a place. Is that what you really mean because the rest of your posting seems to be about RENTING?

Im only 20 years old and I kinda need to move out my house soon (in the next year or so) for problems out of my control. Im applying for jobs now EVERYWHERE... so by next year or so I'll have a steady incomed job. I want to start saving everything I can. My biggest concern is I am responsible owner of 2 dogs (pit bulls). I REFUSE to get rid of them and I'll do everything and anything I can to keep them. They're like my children. It'll only be me living there, and possibly my girlfriend too. Im no being picky on where I choose to stay... I don't mind if its a house, apartment, or townhouse, and i'm not picky on looks. And no I'm not living out of a van. I'm having a hard time finding a place though to atleast get an estimate on how much it'll cost me (down payment, monthly fees). I live in Northern Delaware (Bear, Newark, Wilmington). Is there any websites to search for pit bull-friendly places? Any advice on what to watch out for? I don't know much about buying a home and don't have really anyone to turn to help me out.

I dont wanna hear that I have to get rid of my dogs and no way I can afford it within a year. I don't pay any bills as of now, and I will do anything on the side to make money as well.
