You will have to cut as many expenses as possible to make it. Really should be concerned about building an emergency fund 1st. These places will be there next year. Know sense in rushing into something when you are living month to month with no emergency fund.

Do "you" think that it is affordable. Living somewhat below your means will let you "set aside" moneys each month when you pay your rent. Very likely you will pay monthly rent or mortgage for most of your working life (30-40 yrs). Advise "not eat all your profits". Before or after taxes? Look that is more than 1/2 your monthly income and would be stupid to peruse in my own opinion. you are getting way to hung up on things out of your price range for right now.
