Ideally, one should think of such things before signing documents.

"Can I shorten my lease" would be question to ask the landlord.

Often if you - or landlord - can find someone else to rent the place without landlord losing any rent money - one can. Or if landlord agrees to shorten it to a year - then you get it in writing.

I do notice you don't say what you want to shorten it to. You say you signed a 2 year lease. You want to shorten to a year? Another month? 6 months? I would imagine whatever terms you are looking for would be a factor with the landlord.

But again, you have to take it up with the landlord.

There is absolutely no use in asking out here as we are not the landlord and have no idea if you "can" or not.

You should research your local and state rental/ tenant laws. I've linked to Seattle's as an example. A two year lease is a little bit unusual, so you might have an out if the proper procedures were not followed, or local laws allow breaking after a set time period. Otherwise, you're still liable for everything you agreed to in the contract.

As a landlord myself, I'm willing to work with tenants, but I'm not going to take a loss on the contract either. If you can find someone who qualifies and is willing to assume your lease, then that will probably satisfy your landlord.

The only way a lease can be altered is of all parties agree. So unless your LL agrees to terminate the lease, you are bound for the entire two years.

If the lease contains an early termination clause, pay the fees as outlined and move. Or ask if you can sublet - if so, find a suitable person to sublet then move.

What does the lease say about early termination / notice of termination ????

My apartment lease is supposed to be for two years, but we want to shorten it without breaking contract because that's just too much money for us to do so. I pay 1,001 for a 1 bedroom and it's ridiculous to me after I thought about it. Would I be able to shorten it?
