In your application for rent you might include bank statements indicating the fact that you have paid your rent on time for the last 3 years. These should be records you have on hand.

If the reference requested is to find out your paying history these documents should be sufficient. If the references requested are to determine the type of neighbor you were, you might be able to substitute, a letter for local neighbors you have encountered since you have been living there for the past 3 years.

Make sure your application and supporting documents are in order and complete, where the person making the decision as to who would be approved to rent the place would no be required to ask for additional information of for you to complete the rental application.

If additional information or documents are needed make sure you get them there as fast as you are able.

My advice is to not kill yourself over the apartment. Like job searches, there are so many nuances to who gets what that you really can't know.

Do the best you can getting references, show them you're reliable based on employment history etc, and maybe include a personal note saying how much you'd love to live in their home. Other than that, just let the cards fall where they will.

Real estate is easy to get emotionally involved in, but its no reason to overpay.

Realistically no there is really nothing you can do to make them pick you. They will decide what they decide. All you can do is put forth all the information requested, get the best references possible & hope for the best. Your prior landlord reference will be obtained with your application information they are likely looking for character references like from friends & neighbors more than rental references.

Me and my partner are very interested in RENTING a lovely cosy bungalow, but since it's such a nice place there are a couple of other interested parties. The agency is giving us reference forms to fill in, and the final decision regarding who will get the place will be up to the landlord (based on the references). I was wondering, is there anything else we can do that will increase our chances of getting the place? I hope to get a reference from my previous landlord, but the truth is the guy is overseas/travelling 95% of the year so he may be very difficult to get hold of. Which is shame since for the 3 years we were renting with him, we always paid rent on time, without any exception. Do you think it'd be appropriate to maybe offer a guarantor, or additional deposit? We'd really love that place! Thanks in advance :)
