Google landlord/tenant laws in Alaska. In most states a repair request must be in writing (no text or emails). If the repairs aren't made in a reasonable time after proper request you have to take your landlord to court for a breach of the lease. Placing a sign on the laundry room door doesn't qualify as proper notice.

You need to write him a letter informing him of the problem. Leaving a note is not sufficient.

Whether or not he is required to fix it depends on what's included in the lease.

If you rent direct to your landlord, it is going to be difficult. If you rent a flat in a condo that is different because they have to maintain the place. Let's assume it is a private landlord, you can have a word with him, but I suspect this is not going to work, so your next option is to move. All the best.

What does the lease say about the onsite laundry. If it does not mention it, you don't have it...

The landlord is under no obligation to fix an onsite laundry unless the lease mentions that it is part of the amenities,

If an onsite laundry is part of the complex . . then the landlord has the responsibility of maintaining it

Unless the lease specifies that they will provide you with a functioning laundry, then no. It's not related to the livability of the place, only an amenity. What I have to wonder is why you didn't directly ask the landlord to fix it rather than putting up a sign. Just pay the rent in person and ask what the timeline is on fixing the laundry. Not bitching, just a wondering kind of question.

I suggest you move to a house or condo with it's own laundry. .

Im currently a tenant living in Alaska. I moved in this apartment in the 3rd trimester of my pregnancy. The move was initally an upgrade for my new family and as a pregnant mover i can admit i was very picky and adamant about what i wanted and didnt was as this isnt my 1st rodeo. when looking for a place my husband & I had 0 tolerance and refuse to settle into a place without at LEAST on site laundry if i couldn have it inside my home. and chosing this specific place had a LOT to do with its laundry facility. Long story short since we have been here (over a yr) it hasnt worked. I placed a sign on the door in hopes the landlord would just handle it but he has walked past it not mentioning it each month as he collects the rent and places the recipt under the door. I dnt want to b a pain and yes there is a laundromat down the street (which is why im assuming none of the other tenants have said anything) granted i have been just going else where to do laundry but that is a pain with a now toddler and loads of laundy to haul when im paying for this to be included in my rent and havent gotten to use it once and im livid because i settled for a place with no dishwasher and now i cant even get my laundry! grrrrrrrrrrr So my question is How can i approach my landlord without sounding bitchy. Im hesitant because its been over a yr and this is my 1st time mentioning it I was going to write him a letter but i didnt seem too nice
