so the tenant send me a quick screenshot of his credit report before i get a full copy. there is this line says collections $15000+. is this what the tenants owe?



First, never rely upon a credit report provided by the tenant.

Collections aren't regular debt. Collections are the accumulated debt they have simply refused to pay or forgotten about. And it is a major red flag that if they have shafted others they might shaft you in the future, But since collections can result in various way or in a single instance, like trip to the hospital, you might want to withhold judgment until you have your own report done, at the prospective tenants expense (along with a criminal background check), to find out the details. The whole report will itemize the collection debt for you. Also don't forget to get previous landlord references.

That isn't just ordinary debt. That is debt that has been sent to collections for failure to pay as agreed. A number like that means they could have had a car repossessed or run up a LOT of bad debt. Not a person you want as a tenant.

It could be for any number of reasons. Major medical expenses, a lot of bills that went unpaid, who knows, but yes, they are that much in debt.

Holy s****. Yeah, this means they are in debt. It also means they are greedy ******* that refuse to pay their debts. If they feel entitled not to pay their bills and to stuff 15k of other peoples money into their pockets they will have no problem (devoid of morals) taking your money.
