In many cases the production companies have no interest in ripping off an unproven invention, you face the same problems with every copy that is sold that potentially be cloned. (Though some Chinese manufacturers have been known to run off extra copies to sell themselves, copyright laws are almost nonexistent there.)
An idea is nothing until it gets made. Don't worry about a non-compete or confidentiality agreement right now. You need to get a prototype built, period. Make sure you have documentation of this process as anyone trying to steal from you when you hired them to build this will be in legal trouble since you'll be able to show that they did something for you, then turned around to build it elsewhere.
You also need to consider how "amazing" this product really is. Most ideas are not the ground breaking thing that we think they are, so it's very possible that you just have a "good" or even "great" idea, but not anything that someone would be willing to steal.
If you have a patent pending on any IP you're pretty much already covered. Again, having documentation showing that you created something prior to anyone else is key; however, if you don't ever get it built it's worth nothing.
The problem here is that nobody wants to be sued for violating the confidentiality agreement. Let's say that a company already has a product very similar planned and rolling out soon. If they sign that agreement, it might prevent them from releasing that product if it is adequately similar.
You can sell them the whole idea and patent or you can get the product made (locally and expensively). Once you have some sales, if the product is any good, you will be approached to sell it.
