Land, square footage of the house, and then construction such as vinyl siding versus aluminum, central air versus window units or none, number of bathrooms, finished basement, etc. The appraiser will inspect the house (not for flaws) and has a checklist. He then compares his checklist to similar items on recently sold houses in the area and makes adjustments (for example, he will subtract for having 2 1/2 baths versus a house with 3 baths; add for having a deck versus a house with no deck). he does this for three of ore houses and comes up with an average which turns into your appraised value. Depends on what sort of work you think is required. If it is merely "updating" to your desires, that will not affect appraisal value. If there are heavy repairs needed, THAT will factor into value.

Yes, the land is part of it. They look at the home and similar homes that have sold recently.

yes land is figured. but mostly it's square footage

We got an accepted offer on the home we are looking to buy. The house itself does need some work as it was a foreclosure (my fiance is a home builder so that doesnt worry us) however I am curious to know what are all the factors of a home appraisal? Is land factored into that? We are in Wisconsin if that matters
