Probably - otherwise the buyer may back out or ask for a discount on the price to fix the issues. The mold and electrical are the worst since they constitute a health/fire hazard. Just an aside, if I was buying the house and the seller did not offer to fix bad wiring and mold immediately, the deal would be done before you could say "huh?"

but few people want to buy a new house(to them) to have to start fixing it up already

I'm assuming the inspection that came back negative was paid for by potential buyers. You are not necessarily responsible for fixing all these problems - they become part of the negotiating process between you and the buyers. The buyers might ask you to fix some (or all) of the problems, and you can choose to agree to those conditions in which case the sale of the house progresses, offer to fix a few of the issues and see if the buyers agree to a limited list, or decide to not fix any of them and see if the buyers will go along with that. If you go with the 2nd or 3rd options, and the buyers don't agree to a reduced list or no fixes, then they can walk away from the deal.

Please talk to your real estate agent about the next steps and/or get a book on selling your house (which you really should have done to prepare yourself for this process).

If you can, I'd stay away from fixing the mold issue in the attic, because that could be a nightmare bill that explodes in size. Better to leave that for the buyers if they'll go along with that. The electrical issues can be expensive too, but generally aren't as open-ended as mold abatement. The window sealing and humidifier would be the most predictable costs for you to deal with.

It all depends on what you are selling your house for. You can either do all the repairs or decrease your asking price (for the same amount of what the repairs will cost) and allow the new buyer to do them.

Mold in attic and electrical issues being the worse

Vacuum sealing on some windows broken and humidifier doesn't work.

Are we going to have to be responsible for all these fixes?
