You may find it harder than you think to find a property. Many private landlords will not accept applications from tenants in receipt of Housing Benefit . You may only have the 'local authority' option.

You can only get Housing Benefit if you are responsible for paying the rent for your home, or live with your partner who is responsible for the rent. Only one member of a couple who live together can claim Housing Benefit. You must also live in the accommodation for which you are claiming Housing Benefit.

I'm sorry, I don't think you are entitled to Housing Benefit as your maternity income is quite high, but you can always apply as this does vary...you are only eligible for a one-bedroom place until the child is 5 years and 3 months old, so if you want more rooms than this you need to finance them yourself. I suggest you contact mumsnet and ask them for advice about all this.

You may have difficulty finding a landlord who'll let to you if you are on Housing benefit, you should approach the council but not expect too much.

Dont know where you got the "entitled to 2 bed" from cos you wont get housing benefit for a 2 bed until the baby is at least 5 years old

So what you get in housing benefit will be based on a 1 bed house/flat, what that will be in hard cash depends on where you live

YOU can rent where you like (or where you can get, cos you are gonna have problems renting anywhere with a baby and housing benefit) but you wont get any more in housing benefit

The average price per month for a 2bedroom terraced house in my area is £450-£495. There are also some 2/3 bedroom semi-detached houses that are around £495-550 a month.

Maternity pay is £138.18 per week, with £109 extra. £247.18 doesn't leave you enough to feed and care for a child, along with yourself (and a partner/spouse if applicable). You will be able to afford a very tight 2 bedroom terraced house, if that honestly. It depends on the quality & space of the house/flat you're purchasing, a large 2-bedroom house you wouldn't be able to afford. A small 2-bed terraced you'd be loosely able to afford (left in a bit of debt) and a 1-bed you would.

Your best bet is local authority housing, or a housing association, and then you more than likely won't have to pay towards the rent because they are cheaper than private landlords, but it also all depends on your local council as many have now sold off all their stock. Private landlords offer little security which you don't want the stress of them selling it from under you and chucking you out, as well as not doing repairs. If you apply for local authority housing they will do your repairs and leave you alone to live there and as well as that they don't keep keys to the property like private landlords do. Some authorities have choice based lettings where you can "bid" on houses, so if you want a semi detached house then you can bid on one, and you may be the only bidder and get it. I think, though, they may just offer you a flat with two bedrooms.

I am searching for a house to rent. I will be leaving work to go on maternity in 3 weeks, where I will be 36 weeks pregnant. I'm looking for a private rent property in my area, and have money saved up from my wages in order to pay a bond and first months rent etc. I know that online it says

I will be entitled to 2 bedrooms, and housing benefit of around £109 a week. Obvioulsily this may not be accurate as I haven't done a complete application yet, which will include my maternity pay I get from working.

What I would like to know is, am I able to rent a 2/3 bedroom house, semi-detached house, or does it have to be a 2 bedroom terraced house?

I know that these will cost more than the housing benefit money I will recieve each week, but am I able to just pay the extra myself for my income?
