How can my grandmother deed her house over to me?

This is not a good idea to have your grandmother transfer the title to her property to you. This leave her at the mercy of you making a decision or if she want to do something to the house life refinance or sell, she would not be able to so if you objected.

For whatever reason your grandmother would want to transfer the title to her to you, please use the services of a local title company.

ou should be extremely careful in doing this. This person would have the ability in all cases of denying you a refinance as well as selling of the property if this is your desire. If you are doing this as an estate planning procedure, there is a much better way using a Revocable Living Trust. See an estate planner or attorney for information about setting up this type trust as well as the cost.

You should call a local title company, make an appointment to get the deed transferred to the one that will own the house. Tell the title company what you want to do. The title company will normally charge a fee for their services. You might ask, when you call of the cost for their service.

After all have signed the proper deed the title company will then ensure that the deed is properly recorded at the county recorders office the property is located in.

The title company will ensure that all local state and federal laws have been done according to the laws of each.

Utilizing a title company could prevent possible legal problems in the future.

Please use a title company not an attorney or notary for this transaction. An attorney nor notary can guarantee a title to any property.

Though a quit claim deed is legal, once signed, notarized and recorded in the county where the property is located, this might be challenged in court when and if the property changes hands again or if you would want to refinance the property.

If there is a mortgage on the property make sure you pay the mortgage on time and in the amount? required. You need not inform the mortgage company of any change in ownership. Title companies transfer ownership of properties many times, where there is a current mortgage on the property.

For any tax or legal matters, you should consult with your tax consultant or attorney.

I hope this has been of some benefit to you, good luck.

"FIGHT ON"

If your grandmother does this she should retain a "life estate." That means she can live there as long as she wants. The deed should be prepared by an attorney.

See an Atty who will hopefully protect GRANDMA in this transaction. IF this is done in anticipation of a Nursing Home stay for grandma so the citizens can pay so the heirs can get theirs, forget it they look at such transaction for up to 5 years back.

There could also be tax consequences of grandma just giving you a house depending on value.

Just speak with a Real Estate attorney. Pretty simple, but with tax implications to both you and her and if she goes into a nursing home, they can look back and see the asset transfer and still take the house.

Bad idea unless you get a decent lawyer in your area...In which case an explanation from here wouldn't be necessary.

Quit Claim Deed.............

you should talk with a lawyer. There could also be tax issues etc.

With the help of a lawyer.

something for her one would think

easy to do,, she would if she really wanted to
