Check your state landlord tenant laws. Many states require 24 hour written notice before they can go in without your consent in person. You are right that showing should be 20 minutes or less. Not hours. That says they are socializing. Is this the owner or realtor doing the showing? If it's a realtor, keep a log of when they come and how long they stay then show it to the owner/property manager. Hopefully they will see it is unreasonable. You are not required to leave during showings.

I would suggest that you tell her that if it is being shown at times when you are at home ( normally) that you do not wish to leave the apartment. I have been selling real estate ( and many condos) for over 20 years and have almost always worked this way. If you are home during a showing, you should continue to do whatever you would be doing if the showing were not taking place and you should not socialize with the prospective buyers. If they ask you questions, simply tell them that you would prefer that the owner answered any questions they might have. By you being at home, the prospective buyers, most of whom are respectful, will not stay for an extended time inside the unit.

They are permitted to show the unit within reason. If it starts to become an unreasonable hassle, then it is no longer legal.

A large time window is not reasonable on a regular basis. You may want to give them your cell phone number and have them call you when they are 10 minutes out.

Start tracking how often and for how long you are having to vacate. You are entitled to a right to quiet enjoyment, but you also need to give them access within reason and when proper notice is given.

They can show as often & as many times as they choose provided they give you proper notice for all showings. Part of living in property that's for sale. They cannot legally require that you vacate for a showing. They can ask but you do not have to do it. Just make sure you make no comments or anything that could be seen as hindering a sale. You can get sued for that.

nope, by law she is allowed to show the unit after giving you written notice and a reasonable amount of advance warning...24 hours....she cannot make you leave...the problem is you are on a month to month....she can make you move with as little as a month and a days notice...that can be a pain....

As often as she needs to. She needs to give notice, and you have no obligation to leave.

I rent a condo unit from my landlord and have been living here for a little over a year and have had no issues. I pay on time, she keeps the place up, everything's fine. About a month ago when my lease was up, she told me that she was going to try to sell the condo and she switched me to a month-to-month lease and asked me when was a good time for her to show the place. I gave her an idea of the days and times that I am at work that I wouldn't mind her showing the condo to prospective buyers.

However, in the past month or so, she has been showing the place nearly daily with little notice, during which times she expects me to be out of the condo. Also, the showings run pretty long, about 1.5-2 hours, which is odd because the place is very small- it only takes a couple minutes to see it all. Some are later in the evening as well, when I would rather be sitting around, relaxing after work.

There have been no offers on the condo and I have not received or given any sort of move out notice. Is there a way to help the issue of the very frequent and lengthy showings? Has anyone else dealt with this? I live in Chicago, if that helps.
