well it's all about knowledge as in buying everything if you know nothing you need help an expert as it were estate agents are not experts they make money selling houses your money a surveyor is an expert or a respectable builder is an expert you are about to make a big investment you can see yourself if it looks nice and would suit what you want what you want to know is is it ready to fall down you or the estate agent won't know this they are good talkers that is all who else would call a renovated toilet bijou

1) The estate agent is experienced and can give feedback on the features or structural quality of the home
2) My estate agent represents my interests
3) I don't want to feel like I'm invading someone's privacy by them being there. I want to feel free to look in their bedroom, open kitchen cupboards, flush toilets, etc.
4) I want to be able to freely discuss with my spouse what we like and don't like without having to risk offending the seller.
Agent so you are more free to open things without feeling like you are invading privacy.
It doesn't matter I would make my own inspection and not rely on what any one else would point out. There are disclosure laws so any defects would have to be noted prior to closing
