legally you can buy but two unmarried people buying could have problems later if they break up - how come not married yet?
house utilities are always more than a apart - depends on how well insulated the house it, the type of heating system - elec,coal,oil,gas,wood PLUS you would have water and sewer bills if the house doesn't have a well and septic, plus Trash pickup - water/sewer/trash can run you avg 50-90/month depending on use and where you are
The mortgage would have to be in your name only. All borrowers must qualify with both income & credit. His income being under the table disqualifies him & no credit does as well. So the burden will fall on you alone. No way to tell if you will qualify since we don't know your income or debts.

My boyfriend and I of 8 years would like to buy a house together. We've been living together for 4-5ish years now, and renting. We have the perfect spot with a pond right up behind us for fishing, tons of land to hunt per landlord, everything is included except tv/internet which is nothing to us. All cooking, heat, washer/dryer, I mean everything for this apt is included. It is secluded and in the building are 2 other units, so 3 in total. good neighbors, we actually can hang out with. But we've found a home. Location is nice, soo much acreage (11) the house is a little bigger than our apt, it's currently a 700 sqft apt. the home is 890 sqft has a detached 1 car garage. Now, its a decent price, and we need to figure out if we are even able to purchase a home without being married yet. I have amazing credit...him he is working on his...he worked under the table for like 6 years so he has no credit, no loans, no cards. If we put a 10% payment down our estimated monthly payment would be just shy of $400. For our apt we currently pay $750. We've never had to pay electric bills and we've asked our landlord if we had a separate rate but all the units are on one bill so no way to tell how much we use. I just would like to know if this is something doable with our budget, it will leave us $350 for utilities and ect. It's funny, our apt is currently 2 miles from my work and 13 miles from my boyfriends. where the house is located I will be 13 miles from work and he will be 2 miles.
