The suspicious guy with a clip board sounds like she may be refinancing & listing the property for sale. Either way her financial issues are not your problem.
So she allowed you to stay on your 2 year rent advance up to June? You only have 3 or 4 months before your agreement ends? Well let her start the eviction process, it will take her at least a couple of months and at the hearing you simply produce your rental agreement stating that you are fully paid up to October and the court will let you stay there till then.

Are in you violation of your lease? If not, there is no eviction.
She does not have to renew your lease after the expiration. I doubt she will.

I rent a house from a woman in the southeast. When I moved into the house, I paid her up front 2 years in advance, 24,000.... My job requires me to move every few years so I don't really stay in one area longer than a few years. She accepted the cash and after the 2nd month I received a letter from her asking " Where is your Rent money", I replied and explain to her I paid off 2 years in advance, afterward she responded again with another letter saying she cant afford to carry the house, she literally said I paid her the money because I ' Needed a place to live ', and then she said she would accept 500 per month. I called a friend who is a real estate agent and he told me to just ignore her. Which i did, and she didn't respond again for a while.
So now I'm paid up until October and its June-- This week she' emailed me saying she got fined for the yard by the home owners association, so she's sending landscapers over, I called the HOA and they said there was no fine... When i woke up today I found a man walking around my yard with a clip board, before I could ask him what he was doing he jumped into a car and drove off. I Emailed her about the HOA fine and the man in the yard.. Her response was " I'm starting the eviction process". Is this legal? Also the Central air in my house is broken, she didn't fix it, I had to go out and buy heaters and window ac units to cool the house.
