1. You are being responsible, they'll charge you what it costs, and allow you to keep the dog.
2. They have a one strike rule on the dog and will make you get rid of it. Most pet clauses have a term about removing a dog if it violates the agreement.
Some LL's will work with you on this type of thing and some won't. A lot of now your respond depends on the personality of your LL.
The safest bet for you is to just put a mat over the damage until you move out. You'll get charged at the end, but you won't run the risk of getting the dog kicked out.
Either way, you will be charged for the carpet. It will probably be expensive- about $2/sq foot. They will most likely have to replace at least the whole room because you can't make patches look right.
Also, needless to say, you should start crating your dog.
If this has been an isolated incident it is unlikely they will make you get rid of the dog. They will also likely not fix the carpet until you move out. Landlords are hesitant to repair carpet when it may happen again and it is harder & more costly to replace carpet in an occupied unit. Yes, expect to pay for the cost to replace the carpet. If they do indeed fix it now they will be expected to be paid now. If it is fixed later it will come out of your deposit.
They wont' get rid of the dog(s), you just owe for the damage. They don't have to repair the carpet right now, no. You want it fixed no, pay for it. Seems silly, since the dog might just ruin it again.
Talk to the management, explain what happened, and ask if they will repair the carpet. You have no say so in what company repairs the carpet and you are responsible for the bill. Management will not wait to deduct the cost from your security deposit; you'll have to pay the bill right away.
If the carpet cannot be repaired, you are responsible for the cost of replacement (minus depreciation, of course).
Discuss this with the landlord and offer to replace the carpet.
You are responsible for the damages...period. Pay to replace it yourself or plan to pay the bill from the management company/landlord.
Advise your landlord about the problem and that you want the carpet replaced and you will pay for it.
are you paying extra because of the pets? or did you pay an additional pet deposit? either of those things should then pay for it. What does your lease say about pet damage?

So today while I was at work we had a thunderstorm and I guess my dog freaked out and wanted into the bathroom that was closed. So needless to say I came home to a 1x2ft hole dug into the carpet. she literally pulled it up and shredded it. I feel terrible and want to do the right thing by my landlord/complex. I live in an apartment and yes my dogs are allowed and are on my contract. This whole thing honestly makes me feel terrible like I'm a bad tenant. I am totally willing to pay for what I need to because it was my fault but I want to know if they can "evict" my dogs over this incident or if they might refuse to repair the carpet while I'm still living on it? (still have 11 months out of an 18month lease) I plan to go talk to the property manager tomorrow and I'm mortified so I guess all the advice I can get on how to save face or what to expect would be very help!
