Receiving death threats

Death threats, and threats of bodily harm are not the problems of your landlord. Your landlord is not a police nor does your landlord have the authority of arresting someone.

You would be required to report any of these threats to the police department and file a police report.

Since this is not a problem of your landlord, you are not able to break your lease agreement without a financial penalty.

You would need to check your state laws or the lease agreement as to the financial penalty you would be required to pay if you decide to break your lease.

You need to discuss your options with the Landlord. Understand that you do not have legal cause to break you lease without penalty, so it will probably cost you money.

Legally, the Landlord can charge you "mitigated damages" which is rent through the end of your lease terms MINUS rent income he receives from re leasing your apartment. In other words, you owe rent until he can fill the vacancy or your lease expires, whichever is sooner.

If the ex that tried to kill you lives in he same unit then there are exceptions for domestic abuse victims to get out of the lease. This usually requires a police report & a restraining order. You take these 2 documents to the landlord & they should remove you from the lease without penalty. If the Ex does not live there then this will not work.

Unless the threats are coming from the landlord you can't break the lease with penalty.

Most states have some sort of rules for domestic violence victims ans stalking victims being able to get out of a lease without penalties. It's on you to look into valid lease break reasons for your state.

You will likely need police reports and a restraining order to qualify for such protections.

Pay the LL the fees and move. The threats don't let you out of the contract for free.

Sorry but unless there is an early termination clause you can't. It is a legal contract.

Contact the police. Not your land lord.
