The sale price is only going to be what the neighborhood is going for. If other houses, of comparable price, are going for that price or more, there is no way your offer will be accepted. A comparable would be a way to get an average price in the area.
She was referring to comparable houses for sale or recently sold. Because it is her listing, she must respond in a way that defends her listing price and sells the house. Before you do anything else, get your own Realtor!!! There are conflicts in the Agency agreements when the listing agent is also representing the buyer as the buyers agent! Dual Agency is legal in some states and NOT legal in others.
She's comparing the asking price with things in the area so you can make an offer based on that. Housing prices aren't set - you can bid lower, but if someone else bids asking or higher, the seller is far more likely to go with that.
It means she will check what similar properties in the area have sold for, to give you an idea of what is a fair price and what you might try to offer.
Generally, you don't ask the seller to lower their price - you offer them something a bit less, and see if they will accept that.
is this the realtor for the seller, or your own realtor? one realtor is allowed to represent both sides but it's probably not a good thing.
Ok so i emailed the houses realtor/represenitive and this is how our conversation went
Me: is 124,000 the solid price or will you be willing to lower it a little
Her:I can pull out the compatibles in the area and recommend a price for you if you'd like
What does that mean "i can pull out the compatibles in the area and recommen a price for you if you like"
