All landlords do random inspections usually about once a year. They look for any unreported maintenance issues especially this time of year when leaks can start.
They are looking for things that need to be repaired as well as any lease violations.
A lot of people rent a two-bedroom place even though they live by themselves. They also set up a guest bedroom. So having two beds is not necessarily a indicator that unauthorized tenants live there. Management has other ways to find out about unauthorized tenants; as a LL, I will not post what those things are so as not to tip you off on what to do to continue violating the lease.
They want to make sure you are taking proper care of the rental property, that's about it.
If he is living there he should be on the lease. It does not matter who at the letting agent knows, your tenancy agreement is a legally binding contract with the landlord.
If it is clear he is living there when they walk around it could be an issue as you are breaking your lease.
Usually they just check the plumbing for leaks and the detectors to make sure the batteries work.
Not if they agreed to allowing it. They are making sure no unauthorized people live there. They are checking for cleanliness/damage etc.
Ok so my boyfriend and I live in a rental property and the rental office managers know that I and one other person live in the apartment without being on the lease. My question is, we are having 'random walk through inspections' with the property owners today. What are they looking for? Will they say anything about there being two beds and one person on the lease?
