Did you authorize the property manager to analyze the necessity for repairs, do the repairs and send you an invoice of the repairs that have been completed? After receiving the invoice, you would reimburse the property manager?
It appears as if you have the property manager is not authorized to pay for any necessary repairs and expect to be reimbursed. Without a contract or agreement to be repaid the property managers would not pay for any repairs.
If you know of the damage to the property it is your responsibility to find a method to get the repairs done and paid for. Either you have the repairs done and pay for the repairs or you provide your property manager the authority to have the repairs done and a method of reimbursing them, or once the repairs have been.completed you pay the vendor directly.
You might would want to direct a letter to you property manager as to why you have not received the rent of the former tenants. There might be a reason,such as the tenants did not pay the rent or an arrangement was made with the tenants to pay the rent owed in installments.
Being a landlord is not simply buying an investment property, finding someone to manage it for you and immediately you will have tenants and live happily ever after. Being a landlord is really hard work and require many hours of your time,even with a property manager.
It might be in your best interest to locate and join the local real estate investment group. This group would be instrumental in assisting you with methods of hiring a property manager, contract for tenants as well as property managers.
In joining this group you would find many real estate investors that have rental properties and perhaps have the same problems you are having and would share with you how they solved this problem or methods of preventing this problem.
This group would hold regular scheduled meetings that would cover real estate investment topics and related real investment topics.
Normally you would be able to attend a few of these meeting without joining. There is normally a cost to attend these regular scheduled meetings as they are normally held at a local restaurant and a meal is served.
If you decide to join there is a annul membership fee you would be required to pay. Check with your tax preparer the cost of these meetings and the annual fee might be tax deductible.
To find this local real estate investment group you would need to Google for this group followed by the city and state in which you reside.

Unless you have given them an owner funds account of course they are not making repairs. How do you expect them to pay for it?! They are NOT going to pay for repairs to YOUR house out of the goodness of their heart. It is YOUR responsibility as the owner to coordinate & pay for repairs. The property manger does not do this unless previously agreed to in your management agreement. If the agreement states they will coordinate repairs then you must give them the money to do so.
As far as the unpaid rent. All they have to explain is the tenant did not pay. No idea what "answers" you are looking for. NO property manager is responsible for a tenant not paying. Their only responsibility is to get them evicted so you do not lose more money. They should have kept the tenant's deposit to cover the owed rent & sued them for any balance owed. They can only do this if you gave them the power to do so in your management agreement.
You need to review you management agreement & if they are not doing things they agreed to do then you fire them & get a new management company. The management agreement will state how you can terminate.
If these agents are acting as a property manager then they are not performing their duties. However you cannot expect a property manager to fund the repairs with their own money. You need to pay for the repairs. As far as not accounting for past rent they can be charged with "failure to deliver" and could loose their license. Talk to your local association of Realtors.
Just because the agents say the work needs to be done doesn't mean they will arrange to have it done or pay for it. You need to make those arrangements if you agree those repairs should be done and then pay for them. As for the back due rent of previous tenants, you seize their deposit then sue in small claims court and/or send them to collections for any balance due after that.
We have an investment property which is unoccupied fr 2 months now. real estate agents are not giving proper answers of unpaid rent for 2 months (previous tenants) they said that few things need to get fixed but they r not doing anything to get them fixed too. we have got approval from strata too. what should we do in this case?
