Common sense tells me that if you didn't ask for any break in your rent for showing the place when you did, then it is now too late to ask for it.

A contract is a binding contract between party A (your landlord) and party B (you). In order for a contract to be valid, both parties have to agree. You have no contract concerning compensation, and you cannot unilaterally demand one after the fact.

As for the leak, you are only responsible for any damages beyond wear and tear caused by you. You had no control over a faulty sewer line. You should get your 100$ back.

Would like to help, but I would need to know more about how this underground leak is said to have occurred. Is the landlord saying you did something to possibly stop up or damage the pipe? Is there a report available from whoever fixed the pipe? Can you get a copy? These questions will most likely come up on court. Can't answer without knowing more about what caused this leak.

Unless the leak was cause by mis-use or abuse, you shouldn't be responsible. As far as requiring you to show the home a landlord can't do that, but you didn't say no so there's not much you can do about that now.

No, you won't get paid. There are 2 reasons. The main one is she never agreed to pay you. The second reason is it is illegal to pay you unless you have a real estate license. A judge can not award funds that are illegal in the first place.

As far as the leak, you may be responsible, but the landlord has to prove it. It does not matter if you knew or not. If it was caused by something you did, like put something into the sewer line, you will lose in court. If the problem was just normal old age pipes you would win.

She needs to show she needed to clean too. You have to leave it in move in condition, which a surprising number of people can't seem to identify when they move out.

She said we failed to report it. We did not even know it was there. It was nothing we did. She supposedly cleaned trash from that area 2 days after we moved (it was trash from the people before us that we refused to touch so we never went over there or let our kids go there because we did not know what was there). However, I know the people that moved in after us and they moved in a week after she was supposedly in that area, found and reported it to her. They said she did not know before that.

We recently moved and will be filing a claim in small court as our previous landlord is holding our security deposit for a sewage leak underground - not my problem and was not noticed until the next people moved in even though she says she cleaned $100 worth of our security deposit for. The last month we were there we were forced to show her house. She would just tell us people were coming and expected us to be there to show it or let them into the house unattended. No one ever came to be with them. Instead, I would have to drop everything to answer questions and show them around. We did not get any reimbursement. It was not in our lease we had to do this. We never agreed and were actually angry that on my only days off I could not go any where because of this. I am thinking about trying to see if we can be reimbursed for this in our claim. Will talk to lawyer Monday, but looking for feedback.
