We don't know what your lease says, but you can generally break any lease by simply giving notice and moving out. You are wise to consider the potential effect that may have on your credit, since you would still have to pay rent until the landlord is able to rent it out to someone else, or else you could be sued. Some leases include "buyout" provisions in which you pay for the privilege of not being sued for terminating early.

Third-party criminal acts are not the "fault" of the landlord, and thus not a breach, unless they undertook some obligation of security or they intentionally lied about the situation to get you to sign the contract (fraudulent inducement).

No. It is not the landlords fault the shooting happened so he did not break the lease. It is your responsibility to check out the neighborhood prior to renting. You can always go to the police department and ask for crime statistics. You certainly can move but you will have to pay rent until it is re rented.

The LL is not responsible for crime in the area.

If your lease contains an early termination clause, pay the fees as outlined and move.

Someone was shot and killed in front of my apartment building tonight. I feel that my apartments aren't safe for myself and my kids anymore, and i really want to move asap. Is there a legal way to get out of my lease without it being on my credit? My neighborhood is 100% unsafe, but i was unaware of it at the time i moved here from Kansas.
