In Las Vegas, you would not use a realtor to help find a property unless you are looking at very high end locations. Many places woll use property management companies. The landlord will pay for these services.

If you don't want that either, you will have to search until you find a landlord renting a place directly.

Bad move to go through directly through an owner especially in Las Vegas. I have heard a lot of stories of people who have done this and have gotten scammed. Beware of an owner who you never meet in person, who doesn't require a background check, or who you have to meet outside of an office setting. For instance meeting someone else other then the owner in the street somewhere should be a huge red flag.

Please note that you do not pay a "middle man" a commission like you would with an outright purchase. The owner pays that. Payments like security deposit, first and last months rent, pet deposit, background check etc. is the same whether you go directly through the owner or a rental company.

The renter does not pay a commission to the realtor, the owner does.

Find a landlord who doesn't use a realtor.
