MLS Listing and a sign in the yard = 99% of sales. Zillow, Realtor.com, etc. capture MLS listings in a matter of days so it's likely on all sites most search by default.

Open houses rarely sell houses - mostly produce curious neighbors or weekend entertainment. Open houses mostly benefit the agent holding the open house.

Advertising your home in the paper or on their company website is redundant as brokers and most buyers will find it on MLS.

When a house doesn't sell, it's either condition or price. You need to revisit the price or spend money on updates.

Most buyers (of all ages) today are spoiled and want New. Flippers want a very low price. Investors want rentals that are near or Below a mortgage payment for that house.

ie: if your house would rent for $2,000 per month, price of house should be around $450,000 so their return (ROI) is justified.

If you still have time, give the realtor some specifics on what you wnat to see: An open house, an email blast, standing at the street corner with a sign doing jumping jacks, etc Are there flyers in front of your house with a sign. Most of the folks these days get it through the internet. Are you on yahoo, zillow, craigslist, realtor,com and trulia? Did you ask her to review your marketing plan with you prior to signing? Has she done what she has said?

First talk to her broker. At the very least she should be holding open houses. Ask her how many internet sites is the property shown? Our MLS links to over 120 sites. Take another look at your price. Does your agent's CMA support the price?

figure 200K house....it's only 3 thousand bucks...get another realtor, lower the price twenny thousand...offer to pay closing costs, home warrenty and 500 towards an inspection...doesn't need to be marketed, doesn't need to be staged.......you need to approve the correct price and terms...basically, you're the ******** problem

We needed to relocate out of state. We hired a realtor to sell out house. She hasn't done any marketing, except a MLS listing. Do we keep nagging her to market aggressively or do we offer to pay the percentage of commission she would have received if she sold out house and ask out of the contract?
