What is fair rent?

Seems high and how many others would you share the house with? If each bedroom is 2 people that is 7 in a house with one shower and you don't have a room or closet are they also renting out the living room? I would offer $600 for a bedroom tops. Also sounds like she isn't the owner so you won't have a valid lease and when the landlord catches her piling people into the house he might evict you all at least the spare people. Does zoning allow unrelated people to live in the home?

It might not even be legal for her to call the dining room a bedroom, who has the other two bedrooms and how much do they contribute to the rent? PS Who is "the girl", does she own the house, is she a renter who is trying to work a chisle on the landlord? I wouldn't pay it, there must be something better than that in an apartment or house share.

no way! If it is a 3 bedroom and you are not even getting a bedroom, then you are getting seriously ripped off. If you were getting one of the bedrooms, you would be getting a good deal, but to pay 1/3 of the rent for what is NOT an equitable 1/3 of the living space (a real bedroom) is ridiculous.

Don't use Zillow as a source. Sounds like a fair deal especially if it includes utilities.

Owners rent out their houses for various amounts - from market rate to just above or at their mortgage payment - depends how long they've owned it. Some don't make a profit on their rentals, just fyi.

The house is a 3 bedroom, 1.5 bath with living room, dining room, fenced in yard, and 2 car garage.

I would get the dining room as a converted bedroom, and the half bath as my private bath. I would have to share the shower. No closet is available, and no parking in garage. I would have access to washer/dryer, and the kitchen.

Zillow lists "estimated rent" at $1050, and the girl claims she pays $1300 a month, plus $250 a month in utilities. She is asking about $500 a month for renting the dining room and half bath. It is in Dayton, Ohio. Is this a good deal? I would *prefer* a townhouse with a basement and garage over being crammed in a little corner of someone's house, but maybe I am being unrealistic.
