Yes, if you rent to section 8 you have to lower the rent to the set price. Don't rent to section 8 people though, it is a terrible idea.

Only one state requires you to take section 8, MA. To can get around that by keeping the rent higher though.

The Housing Authority in S.F. will reimburse Dad about 80% of market rate, part of which the tenant pays to your Dad directly. In San Francisco, a 1-bdrm. depending on location can go for $2000. The SF Housing has "payment standards" that may fall below the $2000. Your tenant has a share of the cost that will bring the total to 80% of market rent.

If the basement has only 1 bdrm then only one person, one couple, or one person with an infant can rent it.

I dont understand your Update question. You can deny renting to anyone on Sec 8 who does not pass credit, criminal, background or evictions history.

Once your father's rental unit has been inspected and approved, you would be able to rent to a section 8 tenant.

You would get about 2/3rd of the rent from the section8 department and the other from your tenant. You never have to worry about the section 8 payment being late. If the section8 tenant is late, they are able to be evicted as any other tenant would be for failure to pay their rent.

IM CURIOUS, because my dad want to rent out basement for 1700-2k dollars. and said something about government who uses section 8, sets the price. if i set a price of basement for 2k, and the government is only gonna pay 1500, do i have to lower it that low? this is a hypotethical quesiton
