Normally, you pay the 1st month's rent + last month's rent + deposit. In some locations, that deposit cannot be more than 2x month's rent. You'll get that deposit back if you leave the unit at the end of your lease in good, clean, livable condition. But some LLs will be creative to figure a way to keep that deposit.

Your lease will spell all that out.

You pay the dollar amount that the landlord requires. It's not the landlord's business how you split it.

If your landlord requires first and last month's rent before moving in and you guys are splitting it equally 3 ways, two of you will owe $796.66 and one will owe $796.67. Typically the landlord wants one check, so two of you would write a check to the chosen roommate and that person would write the check to the landlord.

How the four of you split things up among you is your business. The landlord wants the first month's rent AND the last month's rent up front.

You need to pay $2390 up front, plus the deposit. If there are four people in the house (you plus three others), it's not at all close to 397. It's 597.50 each. Plus your share of the deposit.

Damage Deposit would be 20% of that EACH tenant. $478

Total for you would therefore be around: $1275 to move in PER PERSON.

Each month then $797 PER PERSON RENT.

That's how i calculate it. (You will notice we round UP not round DOWN the odd 67 cents.)

(incidently when there are 3 sharing we use 20% rent per person deposit for damage etc, but if it was just one - we use 60%.)

YUP Landlord wants first and last months rent total is 2390 up front, you should get 1195 back when you move out provided you keep the place in good shape and do not wreck anything. So to move in you would need about 800 each. unless it is 3 plus you then it would be 600 each.. and that is for the first and last months rent , the landlord might also ask for another 1195 for security deposit

so you need to assure everyone chips in about $600 (total of $2400) for the deposit, if there are 4 people total.

then there's the rent. you need to pay the rent. every month it will be $1195. that about $300 for each person.

So the rent is $1,195

For 3 people it would be 398 ish..each. so I alone my first and last would be 798?

It means you have to give them $2400.00 dollars up front and splitting the costs between three people would be about $800.00 apiece. Oh, and that is just a deposit you still have to pay the rent.

If you are moving in with 3 friends in a 3 bedroom house. And the rent is $1,195..first and last. Do you need to give them $1,195 first and another $1,195 for last or the amount you guys will be spliting? Which is ruffly $397 - ish.
