Do you have to sign a lease for a year? Or it by month to month basis without having to sign a lease?

As others mention, 12 months, 6 months, and month-to-month are all common lease terms. Note that if you do not have a written lease, your state has a de facto lease built into the state laws that govern notice requirements of yours and the landlord's, along with other terms. So technically you are never without a lease of some kind.

And you would be stupid to consider not having a written lease. It offers protections to both you and the landlord; it is not one-sided.

There isn't a "usual". My mid-end properties are case by case. I've had month to month and both 6 and 12 month leases.

Usually there is a lease

Ilive in Salt Lake City Utah

in USA , only the worst 'ghettos' rent by month.

minimum "house" rentals are 6 month in low income areas.
