Check with an agent that works ffor you about comparables and check with workmen that can do the repairs as to how much those things will cost.
Oh why do we have this silly system? Estate agent says they have turned down £215k but yoou could get it for £200k - I don't think so!
Offer £220k and hopefully that may be accepted. The scots have two systems [one is silly in that you offer MORE than the price] and the second is "fixed price".
Why we do not go to "the price you see is what you pay" I do not know
In the US a buyer does not have to pay his buyer's agent! They get a % of the listing fee.(split between selling and buying agents). A buyers agent can research the current market value and help you secure the best possible deal . Good Luck
any offer you make needs to have the clause that it must pass home inspection and the lending bank must assess it as worth enough to loan the money. A buyer can always hire a agent to represent them, remember the agent listing the house is out for the seller and himself, not the buyer. People don't want to pay an agent when they are buying but they can save you tens of thousands of dollars because the know the market, the neighborhood and they are working for you, Think about it before you make a mistake that costs you a lot of money
Offer a low price. You can always offer more if/when your offer is rejected. If you make a high offer and it's accepted you cannot change your mind and offer less.
Im trying to buy a house for my young family. About 2 months ago I looked through a house for sale that had been on the market for 2 months already. They were asking 2250000 for it. The agent who I didnt really trust said hed been offered 215000 but the vendor turned it down but I could probably get it for 200000. The house was weatherboard, abit run down, with an odd layout, it was adequate for our needs, had quite abit of character and was well located. Because it was only the second house we had seen, the layout was odd and it was run down I just dismissed it. Anyhow, since then ive seen a load of houses none of which suited... a couple did suit but they seemed overpriced, making them out of our price range. Anyhow, looking through listings I saw this house was relisted as a new listing with a different agent who was now asking for offers of between 190000 and 240000. We are now thinking of making an offer. I did some research. selling history is 01, 88000....02, 149000....03, 199000....06, 200500. An online estimation values it at 203000 and 229000. What would you offer?
