You can only expunge it if you can prove it never happened.

Evictions will be in your public records forever regardless if it falls off your credit report in 7 years. Any savvy LL will look up your public record and easily find the eviction no matter how old it is.

It takes 7 years to cycle off the report. It takes years to build a score, and months to trash one.

Credit report, schmedit report. When I check a potential tenant's application, evictions show up on the background check from the courts, not the credit report. Things will fall off a credit report after a certain amount of time, but they never get removed from court records unless a judge orders it to be removed.

Therefore, if in 10 years you try to rent from me, one of the first things I will do is pull up your court records and will see that eviction. I will consider whether you've had any trouble after that, but I will still see that it happened.
