A pest inspection is separate from a traditional home inspection. So is a mold inspection, septic inspection, sewer inspection and possibly a chimney inspection.
When the general inspector tells you that there is a probable termite infestation, you should have called a pest inspector.
Instead, you accepted the inspection and signed on the dotted line.
Your realtor isn't a pest inspector and didn't represent herself as one and you didn't pay her as one.
There is no one to sue here.
I suspect your parents thought this was such a good deal and were going to have this house regardless they decided to over look one small factor, TERMITE DAMAGE. Curious did they pay cash for this house? If they got a mortgage how did they get that without the most basic and required inspections of all a Professional Termite inspection?
Unless you had a pest inspection (separate then a home inspection) there isn't anyone to sue. You knew there was damage and went forward.
There is no way your realtor is qualified to inspect for termites. While the home inspector saw the damages they aren't pest inspectors.
Usually to prevail in court, you not only have to show the seller knew of the problem but took material steps to hide the defect
In this case if the seller was the bank, doubt they knew of the major terminate damage, the agent simply gave their lay opinion on the subject, highly doubt the agent knew of the extent of the damage and the home inspector contract is drafted by the home inspector and outside some gross negligent cannot be sued,
There is no one to sue. They told you there was damage. Until the boards are removed you really cannot tell. If you wanted more info then you get a termite inspection.

You got a professional inspector who advised you that there could be termite damage. You ignored that advice and listened to the realtor who is more of an expert on such things as you are.
What was the point of paying for an inspection if you ignore what you are told?
you paid the inspector to provide you a good report of any problems, if he didn't look further into this termite damage, he is responsible

My family and I has just purchased a house from the bank about a week ago. We got an home inspect to inspect the house for any damages. The report comes in and says the basics and we all understand what there is, but we have a major concern; The termites. The reports showed 2 areas of possible termites, an area below our staircase, and in master's bathroom. The report shows the 2 areas saying "Possible termite damage." there were a few minor scratches on the wall boards and the realtor told us don't worry about anything. She said if anything there was just some minor termite damage made from before, just get termite treatment and replace the boards and we will be fine. We believed her since we are not experts on this part, until a week after when we got a home designer to design around the house. The home designer found the board, and tore it apart, after it was torn apart we saw a MAJOR damage. It was not some small tiny hole, it was GIGANTIC, and we kept going further and further, it was so major we can peek from inside to outside. We got a contractor to see if he has a price to fix, he said the termites might eaten up the main poles in the front of the house. If we have to repair we would have to tear it apart and the process may be over 30k... We have just purchased the house we do not have that much money to add on to the fixing. Therefore im wondering if i can sue my realtor, or the home inspectors about this major damage in my home.
