In order to be a successful landlord, it is required of you to have a screening method in place that would eliminate any possible tenants that would cause damage to the rental, nor pay rent on time, obey and honor the lease agreement.
I use the same screening method on all tenants.
In order for a rental to be considered as a section 8 property, the rental unit is required to be inspected by a section housing inspector. There are some minimum requirements that must be met prior to being accepted as a section 8 rental.
If you fail the inspection the first time, you are proved a copy of things that need repaired and another inspection scheduled. These a normal things that a landlord should have done, however, are simply over looked.
Many landlords do not want to take the time to go through this inspection and subsequent inspection required so the rental property is maintained in a condition that the tenant would be able to live in without the possibility of harm to the tenant.
You are required to inform a potential landlord or property manager that you are a section 8 voucher holder. If the landlord or property manager has not had a rental unit inspected and is not approved to rent to section 8 voucher holders.
Landlord's make decisions based on information acquired from friends, other landlords and business people, their accountant, and family. Some of the information is great and some has no merit. It is up to the landlord to do what they think are best for their business and that they have had success with.

Because it is the landlord's right to rent to whom they want to, section 8 voucher doesn't guarantee you housing and it doesn't guarantee the landlord money. What it guarantees is headache for the landlord. I am about to become a landlord and I already know I will not except section 8 because I don't want my rental property to get trashed.
Oh look a thumbs down for not agreeing with OP, figures. Listen up butter cup you can wave your voucher in the air all you want no one HAS to take it. You don't like it tough! Landlords have a right to control who they rent to your voucher doesn't exempt you from that process.
Section 8 is hard on landlords, they inspect and insist on things like replacing window screens every time the tenants damage them. Also the people renting aren't all fine citizens so let children destroy property or move in other people and it is hard to evict. I wouldn't consider renting to Sec 8 just because of having to improve the house beyond reason. I would do better renting to people who aren't on sec 8.
I'd refuse Section 8 because of the huge hassle. And on top of that, it's all for a tenant who - statistically - will trash the damn place. And then I won't be able to get rid of them. I'm not saying that YOU are like that, but you can thank the other upstanding citizens under Section 8 who act like thugs and trash a place just because they aren't paying for it.
First of all, many tenants who need public assistance are not the best type of tenant to have.
Secondly, Section 8 requires regular government inspections, paperwork, and interference with the landlord's business. It's a pain and is certainly not required. Most smart landlords will not have anything to do with it, and if they are not already signed up, they won't be willing to go through the process for you.
If you are having a hard time finding a place, then ask your caseworker to give you a list of places and landlords that accept it already. They will have already gone through the hassle and understand the program.

And most section 8 people DO NOT take care of the property.
You have to explain how the program works and the advantage of a guaranteed rent payment. You may not be presenting your self very well. You must have good refs, good background, employment for someone to take a chance. You should get a letter of recommendation from your current landlord extolling your virtues. You have to try harder. Put an ad in Housing Wanted in Craigslist. Look for some more resources who offer affordable housing.
Unfortunately, it is human nature not to take care of something that you do not have to pay for. A brand new Section 8 apartment opened in my school district. A counselor went up to make a house call and reported that the carpets were black after 6 months. That is why someone who has a nice building is afraid to put in tenants who do not pay for it themselves, Most Section 8 apartments are unfortunately old and worn.
As a landlord, I refuse section 8 simply because of the tons of paperwork involved. It's just not worth the headache.
not judging, but private landlords are small business persons and they have a mistrust of other people who get help from the govt. to pay their rent. It's a clash of 2 different kinds of people.
Why is it so hard for landlords to accept a housing authority section 8 voucher? I am a working tenant! The house I currently live in, is one of the nicest homes in the neighborhood. I take care of my landlord's property and pay my portion on time. But when I'm house hunting- as soon a I mention the voucher they shy away! I love my home. I only want to move to be in another location. What's so bad about section 8, it's GUARANTEED MONEY!?!? Should I wait to tell them I have a voucher? No nasty remarks please & thanks!
they don't like the people associated with section 8 vouchers.. they don't take care of the property and leave it damaged all the time.
Because it involves inspections they don't have to deal with if they don't accept it, and most tenants are not like you.
